Waterproofing Documentation That Supports Your Assessment
Waterproofing defects are among the most common and consequential issues in Australian buildings. Documenting them properly requires more than a camera and a folder of images. It requires an understanding of what to look for, how to reference it, and how to present it in a format that engineering consultants can use directly in their reports.
At RKOps, waterproofing inspection documentation is a core specialisation. We produce photo registers and defect schedules specifically structured for waterproofing assessments, with references to relevant Australian Standards and terminology that aligns with how consultants and remediation specialists work.
We are not a waterproofing contractor and we do not provide remediation advice. We document what we observe. The assessment, diagnosis, and remediation recommendations are yours. Our role is to give you a complete, accurate visual record that makes your job easier.
What We Document
Membrane Condition
We document the visible condition of waterproofing membranes across all accessible areas. This includes membrane type identification where visible, condition of exposed membranes on roofs and balconies, delamination, blistering, cracking, and puncture damage, UV degradation and surface wear, and the condition of membrane terminations and upturns. Every observation is photographed, indexed, and described in the defect schedule with a location reference that ties back to the building's layout.
Termination Details and Upturns
Membrane terminations are where many waterproofing failures originate. We pay particular attention to documenting how membranes terminate at walls, door thresholds, penetrations, and changes in level. Upturn heights are noted where measurable, and any visible deficiencies in termination details are documented. This information is critical for consultants assessing compliance with AS 4654.2, which specifies minimum upturn heights and termination requirements for different exposure conditions.
Drainage and Fall Assessment
Ponding water is a leading indicator of waterproofing risk. We document visible ponding, drainage path obstructions, outlet condition, and any areas where water appears to be directed toward rather than away from the building envelope. While we do not conduct fall measurements with surveying equipment, our documentation captures the visual evidence of inadequate drainage that consultants need to support their assessment.
Penetrations and Flashings
Penetrations through waterproofing membranes, including pipe penetrations, mechanical fixings, and balustrade posts, are documented individually. We record the condition of sealing around each penetration and note any visible failures. Flashing details at junctions, parapet caps, and roof-to-wall interfaces are similarly captured. These are areas where defects frequently occur and where detailed photographic evidence is most valuable.
Leak Investigation Support
For active leak investigations, we document the areas identified by the consultant or building manager as being of concern. This includes water staining, efflorescence, mould growth, paint bubbling, and any other visible indicators of moisture ingress. Where access allows, we document both the interior symptoms and the corresponding exterior membrane condition above the affected area. This dual documentation helps consultants trace leak paths and identify probable failure points.
Australian Standards References
Our waterproofing documentation is structured to support assessments against the relevant Australian Standards. We do not certify compliance, as that is the role of the assessing consultant, but our documentation is formatted to make compliance assessment straightforward.
AS 4654 — Waterproofing Membranes for External Above-Ground Use
AS 4654 covers the design, installation, and performance requirements for waterproofing membranes in external above-ground applications. Our documentation captures the details that consultants need to assess against this standard, including membrane termination heights, upturn details, substrate condition, and drainage adequacy. Part 1 covers design and Part 2 covers installation. Our photo registers and defect schedules are structured so that observations relevant to each part are clearly identifiable.
AS 3740 — Waterproofing of Domestic Wet Areas
AS 3740 applies to waterproofing in domestic wet areas such as bathrooms, laundries, and showers. For residential inspections, our documentation captures membrane condition, junction details, and any visible departures from the standard's requirements. This is particularly relevant for defects liability inspections, pre-purchase assessments, and strata disputes involving water damage from wet areas.
Working Alongside Engineering Consultants
Our waterproofing documentation service is designed to complement the work of engineering consultants, not to replace it. The typical workflow is straightforward: the consultant defines the scope and areas of concern, we attend site and produce the documentation, and the consultant uses that documentation as the evidence base for their report.
This separation of documentation and assessment has practical benefits. The consultant's time on site is reduced. The documentation is produced by someone focused entirely on capture and formatting, which means fewer missed items and more consistent output. And the consultant receives a deliverable that is already in the format they need, rather than a collection of raw images that require hours of post-processing.
For firms managing multiple waterproofing assessments across different sites, this model scales efficiently. The documentation standard is the same regardless of which inspector attends, and the output format is consistent across every project.
Common Use Cases
Defects Liability Period Inspections
Documenting waterproofing defects before the expiry of a builder's defects liability period. Our evidence packs provide the structured record needed to support claims and ensure that all identified issues are captured before the liability window closes.
Strata Building Assessments
Waterproofing documentation for strata corporations assessing common property condition. Used to support capital works fund planning, maintenance schedules, and applications under the Strata Schemes Management Act for building defect rectification.
NCAT and Tribunal Proceedings
Evidence packs formatted for submission in NCAT proceedings where waterproofing defects are at issue. Our indexed, referenced documentation meets the evidentiary expectations of tribunal proceedings and provides clear, traceable records that support expert witness testimony.
Remediation Scoping
Before remediation works are specified, a thorough documentation of existing conditions is essential. Our waterproofing photo registers and defect schedules give remediation consultants and contractors a precise understanding of the scope, extent, and location of defects to be addressed.
Delivery and Format
All waterproofing documentation is delivered the same day as the inspection. The deliverable typically includes a photo register (PDF), a defect schedule (PDF and Excel), and a summary of areas inspected with any access limitations noted. The Excel defect schedule allows consultants to filter and sort by defect category, location, or severity as needed for their reporting.
For ongoing projects or repeat clients, we maintain consistent referencing systems across multiple inspections of the same site. This means that if a building is inspected at different stages, such as pre-remediation and post-remediation, the documentation can be directly compared to verify what has been addressed.
